Belt Line Center

Coming out on top with PACE Financing.

In 2020, Inhabitect completed Michigan’s first PACE-funded green roof project — the Belt Line Center in Detroit. Valued at just over $1 million, it was the first of its kind in the state, and the first Green Stormwater Infrastructure project that was solely funded by PACE in the United States. It was also the very first PACE project to include any form of GSI in Wayne County, Detroit’s home.

Inhabitect is a natural PACE partner.

Our decades of experience in green roofs and vast knowledge of every step of the design and construction process made us the perfect partner for this project. We were there from the beginning to the very end and over the course of the project, our roles included:
  • PACE Contractor — working as liaison between the lender and owner to aid with funding disbursements and coordination of bidding contractors
  • Construction Manager — as tasked by the owner of the building
  • Collaborated with & coordinated the work of: Architect, Structural & Civil Engineers, Landscape Architect, and the project’s construction trades
  • Installation Contractor — we installed 17,250 sf of green roof, 2,000 sf of blue roof, as well as a large rain garden that boasts areas of permeable paving
Today, the Belt Line Center project is used as an example within the PACE lending world and we’re excited to continue collaborating with the industry trade associations and green roof product manufacturers who helped make it possible.
